Site Preparation and Delivery

Site leveling and preparation is the purchaser's responsibility and Wood-Tex Products cannot be responsible for any adverse effects an unlevel pad may have on your new structure.

Sites must be level and ready BEFORE the driver arrives with your structure. Our drivers will do their best to satisfy you with positioning your structure but please understand that they are on a time schedule with probably several other deliveries to make that day. Thank you for your kind consideration in this area.

When preparing your site know that we must back our trailer out over your site. It is best if the rear tires of the trailer can be with 6' of where you would like the back of the shed to be placed. We then tilt our trailer and pull away from the structure, dropping it at the exact location you specify.

If your site is not accessible for delivering fully assembled we can build right on site at a marginal cost.

SHEDS:
With pressure treated 4x4 skids, pressure treated floor joist and exterior grade plywood on the floor the only basic requirement for a shed site is to have a hard, level surface. The sheds can set right on your yard or drive, however, the site MUST be level. If the site is not leveled correctly, the doors will not line up properly (this is noticeable from the outside), and will not operate smoothly.

The best and easiest way to level and prepare a site for a shed is to have a base of #2 crushed stone 3 to 5 inches thick leveled and tamped. It is best to make this pad about 1' larger on all sides than the shed itself. This allows for good drainage underneath the shed and packs together well for a good, hard, long lasting pad. Other size stones may work as well, however, if the stones are too large they do not pack together well.
Other leveling options include gravel or concrete.

Using blocks for a base is NOT recommended, especially on larger sheds. Blocks tend to settle unevenly and furthermore have to be at just the right spacing and location for our 4x4 skids to set on them. Getting them all at just the right place and level can be very difficult, and in addition we will have to move 2 rows of the blocks aside to allow our trailer to back over your site without the trailer tires crushing the blocks. Then as we pull out from underneath the shed, these blocks will have to be placed back in their proper position.

GARAGES:
Site preparation for Garages with wood floors may be done the same as for Sheds. Crushed stone 3 to 5 inches thick leveled and tamped works excellent, again it is beneficial to allow an extra 1' of stone around all sides of your garage. However, some town codes may require a concrete slab to be installed, we can then deliver and install your garage with the ‘No Floor' option. This usually depends on your location and the size of the garage. Contact your local town office or code enforcement officer to decide what will work for you.

HORSE BARNS:
Shed Row Horse Barns and Run In Sheds may be set on almost any level surface. The best site is 3 to 5 inches of Stone Dust (a very fine, crushed stone). Leveled and compacted stone dust makes an excellent pad with good drainage.
Modular Horse Barns and Horse Barns with an 8', 10' or 12' Overhang must have concrete piers or a concrete slab installed. After the concrete is installed and cured the barn is then delivered and set.

GAZEBOS:
Site preparation for Gazebos may be done exactly the same as for Sheds.

CABINS:
Site preparation for Cabins with standard floors and no water/sewer hookup may be done exactly the same as for Sheds. For Cabins with full utility hookups there are several options:

  1. Install a base of crushed stone, 3 to 5 inches thick leveled and tamped. Dig a trench 4' deep, 6' long and 3' wide at the location on the site where the hookups will be run. This trench should be dug in such a way the when the cabin is delivered, half of the trench will travel underneath the cabin and the other half will extend out the side of the cabin. This will allow your contractor to make the necessary hookups from within the trench.
  2. Install concrete piers, concrete footers, or a concrete slab.
  3. Install a crawl space.
  4. Install a basement.
*Keep in mind that local codes may differ concerning the site requirements for your new cabin depending again on your location and the size of the cabin.

Anchor Kits

There are several methods that may be used to anchor your new structure to a foundation, pad or site. The best method to use depends on the style and size of the structure, what the structure will be used for and also the type of foundation or site prepared.

Here are some options that will help you understand how buildings may be anchored:

Structures that are set on a concrete slab, concrete footers or concrete piers may be anchored using Option # 1 or Option # 2. Note: Option # 1 must be prepared while pouring concrete foundation. These options are most popular for larger structures such as Modular Horse Barns and Pre-Fab Garages.

OPTION # 1:
MUST BE INSTALLED PRIOR TO DELIVERY


While pouring concrete slab, footers or pillars insert flexible steel strapping at appropriate locations and spacings. Each strap should be 3' long x 1" wide. 18" of this strap is installed into the wet concrete and 18" is left sticking out. When the structure is delivered this strapping is bent flat, the building is set, and the strapping is then bent up and fastened into the base of the structure. NOTE: This method can be used only for structures delivered with a PT 6"x6" base or a floor.

OPTION # 2:
INSTALLED: $200.00     KIT ONLY: $125.00


After structure is delivered and set on concrete slab, footers or pillars 'L' Shaped Metal Brackets can be used to anchor building to concrete. Each bracket measures 3"square on either side of the 'L' and is ¼" thick. ½" holes are drilled on either side of the 'L'. One side of the bracket is fastened into the 6"x6" PT base of the structure using a 3/8"x3" lag bolt, the other side of the bracket is fastened into the concrete with a 3/8"x3" concrete wedge anchor. Pilot holes are drilled into concrete prior to fastening wedge anchors. NOTE: This method can be used only for structures delivered with a PT 6"x6" base and no floor.
